How fast can I onboard my properties?

If you're starting from scratch, you connect your OTAs and you're live in under an hour. Coming from another tool (Hospitable, Smoobu, Beds24, Lodgify, Hostaway…)? Our team walks you through it from A to Z, for free — typically a few minutes to a few hours depending on portfolio size. We import your listings, calendars, prices, photos and booking history before go-live. Zero downtime, zero lost reservations.

What exactly gets imported when I migrate from another tool?

Listings, rates, photos, calendars, automations, taxes and booking history (past and upcoming). Our migration team handles the full switchover with you end to end, on the fastest possible path — typically a few minutes to a few hours depending on portfolio size — so the transition window stays as short as it can be. Free of charge, zero lost reservations.

What exactly is included in the onboarding?

For Pro: a kick-off call to map your operation, a guided migration session (we import everything while you watch), a setup workshop (calendars, automations, team roles), then a 30-day health check. For Enterprise: add team training sessions, a dedicated success manager and a tailor-made playbook for your operation. Total time on your side: typically 2 to 4 hours spread over the first two weeks. Everything is included — no separate setup fee.

How does ZenHost compare to Hospitable, Smoobu, Lodgify or Hostaway?

We're built differently. Where legacy PMS sell you software and leave you to run it, ZenHost puts a team of human experts and AI agents directly at the service of your operation — onboarding, daily ops, guest replies, pricing decisions, escalations. Product & integrations

Does ZenHost replace my channel manager?

Yes — ZenHost is a full channel manager. We connect directly via the official APIs of Airbnb, Booking.com, Vrbo, Expedia, Abritel, Agoda, eDreams, Hopper and Google Vacation Rentals — no scraping, no third-party middleware. You drop your old channel manager and the duplicate subscription with it.

How does the AI messaging work? Can I control it?

Zenny replies to common guest questions (check-in, wifi, equipment, recommendations) in the guest's language, in your tone. You stay in control: define the topics Zenny can answer, set a confidence threshold, or switch on "manual approval" to review every reply before it goes out. Sensitive conversations (refunds, complaints, late-night issues) are always escalated to you.

Which OTAs and tools do you integrate with?

OTAs: Airbnb and Booking.com are natively integrated via their official APIs — no scraping, no middleware. Vrbo, Expedia, Abritel, Agoda and Google Vacation Rentals are joining the lineup soon. Pricing: PriceLabs or our native engine. Payments: Stripe. Webhooks and Zapier/Make connectors for smart locks, accounting tools and the rest of your toolset.

Do you have a mobile app?

Yes — ZenHost ships as a native app on iOS and Android, available on the App Store and Google Play. You manage messages, tasks and calendars on the go, with push notifications for what matters.

Will my guests notice they're talking to an AI?

No. Zenny replies in your tone, in the guest's language, with the warmth your operation requires — no robotic templates, no "as an AI" awkwardness. Everything is white-labeled under your name; Zenny never signs as a bot. The experience is completely seamless for the guest: they think they're talking to a human. You stay in control of the triggers, the confidence threshold and which topics Zenny is allowed to handle, and sensitive conversations (refunds, complaints, late-night issues) are escalated to you instantly.

Can I try before committing?

Yes — every plan includes a 14-day free trial with full access. For larger portfolios (50+ properties), we extend the trial and pair you with dedicated onboarding so you can validate the platform on your real operation before a single euro changes hands.

What if I'm not satisfied?

Every plan ships with a 30-day money-back guarantee. The mechanic is simple: from your ZenHost workspace, in two clicks, you trigger the refund request and we send back the full amount within 5 business days. You also keep all your exported data.

What kind of ROI can I expect?

Our customers get back ~10 hours per week on average and lift their RevPAR by ~12% thanks to dynamic pricing and faster guest conversion. Most amortize their subscription within the first month — and that's before counting saved nights, recovered weekends and avoided burnout.

How does pricing work? Do you take a commission on bookings?

Monthly or annual subscription, priced by property tier. Zero commission on your bookings — direct or via OTAs. No setup fees, no hidden charges, no per-message or per-booking surcharge. The price you see on the pricing page is the price you pay.

Why isn't your pricing displayed publicly?

Three reasons. First, our pricing is per property tier — what fits a 5-rental host is wildly different from what fits a 100-rental concierge. Posting one number on a page misleads everyone. Second, we want to know your operation before quoting so we can include the right onboarding (free migration, training, custom processes). Third, and most importantly, we want to make sure ZenHost is actually right for you. Rather than selling software to anyone — the norm with most vendors — we'd rather build a human, reliable relationship, with fair pricing that stays negligible compared to the time you'll regain and the RevPAR uplift. Allow 30 to 45 minutes on a video call: a platform demo, a scoping conversation, and a written quote in your inbox the same day. No sales pitch, just a real conversation.

Can I cancel anytime? And what happens to my data afterwards?

Yes — monthly plans cancel at the end of the current billing period, no exit fee, no minimum commitment. Annual plans end at the term, and the 30-day money-back guarantee applies at the start. Before cancelling, you export everything you need in one click from your workspace (CSV: bookings, guests, invoices, conversations) — your account is deleted the moment you confirm. If you need help with the export, the team is there.

Security & compliance

Is my data safe?

Yes. AES-256 encryption at rest and in transit, daily encrypted backups, payments routed through Stripe (PCI Level 1), and a signed DPA available on request. We never sell your data — and you can export or delete it in one click.

Are you GDPR compliant?

Yes. Signable DPA available on request, an up-to-date Record of Processing Activities (RoPA), and one-click GDPR rights for your guests (access, rectification, erasure, portability) accessible directly from your workspace.

Who owns my guest data?

You do — always. Guest contact details, booking history and conversations live in your ZenHost workspace and export to CSV in one click. No vendor lock-in, no resale, no proprietary format. If you ever leave, you walk away with everything.

You're a young brand — why should I trust you?

Honest answer: where elsewhere you're a ticket number, at ZenHost we know you personally — your portfolio, your operation, your constraints. You reach our team — including the founders — directly via chat, email or phone, no call center in between. On the technical side we run on the most battle-tested infrastructure: official OTA APIs (no fragile scraping), Stripe for payments (PCI Level 1), end-to-end encryption, full data portability. And we put trust on your terms: 14-day trial + 30-day money-back guarantee. If ZenHost doesn't prove its worth, you walk away with your data and a full refund.

What if a feature I need is missing? What's your roadmap?

Our roadmap is driven by customer feedback. Every request lands in our triage; recurring asks get prioritized within 14 days, urgent blockers are resolved in minutes to hours depending on complexity. From day one you have a direct line (chat and email) to the product team — no support ticket black hole. If something is critical to your operation, ask: we're a team that moves fast and listens to its users, and we'll build it for you.

How stable is the product? Are there many bugs?

Critical bugs (booking, payment, sync) are resolved in minutes to hours. Since ZenHost launched, we've never had a critical production bug — and zero double bookings on record. Minor bugs are fixed at the same pace, depending on complexity. We monitor continuously, and most of the time issues are resolved before you even notice them.

What support do I get? In which languages?

Human support in French and English, 7 days a week via chat and email — typical response under 2 hours during business hours. Personalized onboarding (live video + migration support) is included on every plan. Enterprise plan: dedicated Slack channel with our team.

Scope, team & invoicing

Is ZenHost for one property or a full portfolio?

Both. Pro fits solo hosts (1–5 rentals), property managers (10–50) and small agencies up to 100+ properties. Enterprise takes over for concierge services and agencies running 100+ rentals with custom processes and a dedicated success manager.

Can I invite my team — concierges, cleaners, accountant?

Yes. Unlimited team members on every plan, with fully customizable roles and per-feature granular permissions. You create your own roles from your workspace (concierge, cleaner, accountant, external manager…) and decide exactly what each one can access: calendar, messaging, payments, invoices, analytics, settings. Concretely: cleaners only see the tasks assigned to them (no guest data, no financials); your accountant gets read-only access to invoices and payouts; an external manager can run a specific sub-portfolio without seeing the other clients. Each role only sees what it needs.

I'm a property management agency — can I run separate client portfolios under one workspace?

Yes. Multi-portfolio support is built in for agencies and concierges. Each client gets their own logical scope — separate calendars, invoices, payouts and reporting — while you keep a unified operations view across all of them. Each owner can also have their own dedicated portal, with a personal login that shows only their properties, bookings and payouts — nothing about your other clients or your back-office. Internal roles and permissions ensure your team only sees the right scope per client. White-label (your brand on the booking site, the guest emails and the invoices) is included on Enterprise.

When does Pro stop being enough — and when is Enterprise worth it?

Three triggers. (1) You manage 100+ properties consistently, or expect to within 6 months. (2) Your operation needs contractual security commitments or audit trails. (3) You need integrations or processes outside our standard set — typically agencies with proprietary tooling. Below those triggers, Pro is intentionally deep — most of our 50 to 100-property operators are on Pro. We'll never push you to Enterprise if Pro fits your operation.
