Rates & taxes

Configure your rate plans (sell mode, occupancy options, fees) and applicable taxes (VAT, city tax, cleaning fee).

From the property detail page, the Rates menu opens a dedicated page with two blocks side by side: on the left your rate plans, on the right your taxes & fees.

Rate plans

Each property has at least one rate plan, created automatically on Airbnb import or on manual creation (the "main rate plan"). You can have several if you sell the same property under different conditions (e.g., a "Standard" plan and a "With breakfast" plan).

Editing a plan

Click the edit icon on a plan card. The form covers:

  • Title of the plan.
  • Sell Mode:
    • Standard Rate — the price is the same regardless of the number of guests. Price for 1 guest equals price for 2 guests.
    • Per Person Rate — the price varies with the number of guests. Price for 3 guests differs from price for 2.
  • Meal Type included, picked from a list: None, Breakfast (continental, English, full, buffet, etc.), Half Board, Full Board, All Inclusive, Self Catering, etc. Most short-term rentals leave this on None.
  • Minimum stay on arrival — either a single value for the whole week, or in "advanced" mode seven distinct values (one per day).
  • Closed to arrival and Closed to departure — checkboxes per day of the week to block arrivals (or departures) on fixed days.
  • Rate options — the occupancy grid: base price at default occupancy, surcharges per extra person.
  • Children fee and Infant fee (only in Per Person Rate mode).
  • Deposit amount (property-level, surfaced here for convenience).

When you save, ZenHost updates the plan AND propagates the minimum-stay / closed-to-* changes to the calendar restrictions automatically. A success notification appears.

Creating a new plan

To add an extra plan (for example a "non-refundable" plan at -10 %), create one from the same page. All plans appear on the guest portal and your booking website ; visitors pick the one that suits them.

Deleting a plan

The Delete action removes a plan. Past reservations attached to it are unchanged. Deletion is immediate ; it cannot be undone.

Taxes & fees

To the right, the Taxes & Fees card lists everything that adds to (or subtracts from) the stay price at billing: VAT, city tax, cleaning fee, linen fee, taxes on extras, miscellaneous fees.

Adding a tax or fee

Click Add Tax / Fee. The dialog asks for:

  • Category among: Cleaning Fee, Tax / VAT, City Tax, Linen Fee, Fee (generic), Tax on Extras, Other.
  • Type: Tax, Fee, or City Tax (the latter has specific regulated behaviour).
  • Logic: Percent, Per Person, Per Person Per Night, Per Night, or Per Booking.
  • Value: percentage or flat amount depending on the logic.
  • Scope: which rate plans the tax or fee applies to (you can limit it to a single plan or apply it to all).

Once saved, the tax appears on the guest portal and website summary and is included in the invoicing calculation.

Editing or deleting a tax

Each tax card has an Edit and a Delete action. Deletion is confirmed by a dialog "Remove this tax?" — the action is irreversible, but it does not affect already-invoiced reservations.

Best practices

  • Per Person Rate mode is justified when your price actually changes with guest count (B&Bs, places billed per bed). For most short-term rentals, Standard Rate is enough.
  • A city tax is mandatory in most municipalities for short-term rental. Configure it from day one to avoid having to recompute retroactively.
  • Cleaning fees: use Per Booking so they apply once per stay, regardless of duration.
