Facilities & arrival settings

Tick the facilities your listing offers and configure check-in / check-out times and the booking deadline.

This page covers two in-page sections of your property record: Facilities and Settings.

The Facilities section

You tick facilities from a predefined list, organized by category (Kitchen, Outdoor, Safety, Leisure, Comfort, etc.). Categories expand one by one and each one lists its facilities with a checkbox.

Two distinct levels:

  • Property facilities — what belongs to the whole listing: parking, elevator, garden, pool, central air conditioning, etc.
  • Room facilities — what equips the main room: TV, hairdryer, AC, double bed, etc.

On save, ZenHost pushes the list to your booking website, your synced channels (Airbnb, Booking.com — to the extent the channel accepts the value), and the guest portal.

Tip: if a facility is missing from the list, contact the ZenHost team — the list is intentionally standardized to match the Airbnb / Booking.com vocabularies and keep the sync clean.

The Settings section

This is where you configure the time windows around the stay and the booking deadline.

Check-in and check-out times

Two HH:MM fields with a 15-minute step (14:00, 14:15, 14:30…).

  • Check-in time — when the guest can take possession of the listing.
  • Check-out time — the latest time at which the guest must vacate.

These values feed the guest portal automatically, the information messages sent (before arrival, on the day, on departure), and the access codes generated by smart locks (Nuki).

Booking deadline (cut-off)

Lets you block last-minute bookings. Two complementary parameters:

  • Days in advance — how many days ahead the booking must be finalized. For example 1 to disallow same-day bookings, 2 to require at least 48 h notice.
  • Cut-off time — the time of day, with a 30-minute step (12:00, 12:30…), by which the booking must be confirmed.

Combined with the days, this gives a closing window: e.g. 2 days + 18:00 means an arrival on Wednesday must be confirmed no later than Monday at 18:00.

Deposit amount

A numeric field in the listing's currency. This is the amount pre-authorized on the guest's card via Stripe, released after departure if everything is fine. The deposit shows up on the guest portal in the Payments section. See Connect Stripe for the prerequisite wiring.

Best practices

  • Facilities feed platform filters — the more accurate your list, the better your listing surfaces in the right searches.
  • Sensible check-in/check-out times: 3 PM check-in and 11 AM check-out are industry standards. Anything earlier on check-in leaves little margin for cleaning between two stays.
  • A short cut-off reduces last-minute exposure but protects your operations. Find your right balance.
