Dynamic pricing (PriceLabs)

ZenHost integrates with PriceLabs for dynamic pricing: nightly rates adjusted automatically based on season, demand, and competition, plus restrictions (minimum stay, closed to arrival).

PriceLabs-side prerequisites

• An active PriceLabs account.
• The email linked to that account.

Add a PriceLabs account to ZenHost

Integrations → PriceLabs menu. The page lists your existing PriceLabs accounts; click Connect an account.

The form asks for:

• PriceLabs email — the email tied to your account.

On save, ZenHost creates the link and the account appears in the list with its creation date and the workspace member who connected it.

Link properties to a PriceLabs account

Once the account is connected, each row's action menu offers Manage properties. The dialog that opens lets you:

• See the linked properties on this account (already driven by PriceLabs).
• See the available properties (in your ZenHost workspace but not yet linked).
• Select or unselect properties to link to the account.
• Save to apply.

A property can only be linked to one PriceLabs account at a time. To move a property from one account to another, unlink it from the first account first.

On save, PriceLabs starts driving prices and restrictions for the affected properties. Changes flow into ZenHost on the regular sync cadence.

Several PriceLabs accounts

You can have several PriceLabs accounts in your workspace — for example if you manage listings for different owners who each have their own PriceLabs account. Each account drives its own subset of properties.

Edit or delete an account

From the action menu:

• Edit — change the account email (useful if you change PriceLabs address).
• Delete — a confirmation dialog appears. Deleting a PriceLabs account automatically unlinks every property that was associated with it; they fall back to manual pricing.

A notification confirms "PriceLabs account updated successfully" or "Failed to update the PriceLabs account" depending on the outcome.

Manual edits on the calendar

When a property is driven by PriceLabs, prices and restrictions are computed automatically. If you manually edit a calendar cell (see Calendar & bookings → Open, block, adjust prices), ZenHost protects your edit:

• An amber dot appears on the cell to flag the manual override.
• Your values won't be overwritten by the next PriceLabs syncs.
• To hand control back to PriceLabs, open the edit dialog and use Remove override.

That's the logic that lets you combine automatic management (the bulk of nights) and ad-hoc manual tweaks (a wedding nearby, a local event).

Permissions

Access to the PriceLabs menu requires read permission on integrations. Creating / editing / deleting an account requires the matching write / delete permissions on the same category.
