Edit existing plans, adjust channel prices and distinguish ZenHost taxes from platform settings.

Open Rates on a property to edit existing plans, channel adjustments and taxes. For the price on a specific date, use the calendar, or PriceLabs if linked.

Existing plans

A primary plan is created with the property or its import. Cards show available plans and let you edit them. This screen does not offer plan creation or deletion, and the direct website uses the primary plan: guests do not choose between all plans shown here.

Edit the card, check the offered title, selling mode, occupancy rules, meals and restrictions, then save. A standard rate keeps the price independent of guest count; per-person pricing uses the configured occupancy rules. Check values before applying a general restriction.

Adjust prices by channel

The adjustment card shows connected channels and the direct website. Select a preview date, enter the channel percentage and save. Positive percentages increase the price; negative ones reduce it. 0% removes the adjustment.

For example, a €100 calendar price with +10% gives a €110 base for that channel, before other channel rules or promotions. This setting does not change the source price in PriceLabs.

When several properties share the same channel connection, the confirmation dialog lists the affected properties. Review it: saving from one property can change the others' adjustment. The direct website remains a separate setting.

Promotions

Set Airbnb or Booking.com promotions on that platform. They are separate from ZenHost's adjustment and may combine with it. Direct website promo codes are configured in ZenHost for that website; they do not create an Airbnb or Booking.com promotion.

Taxes and fees

The form offers title, calculation logic, applicable guests (adults, children, infants), category, amount or rate, a cap where applicable, and whether the amount is included. Save and check the calculation for the relevant stay. There is no rate-plan selector or separate “Type” field.

For a cleaning fee charged once per stay, use the per-booking calculation. Configure taxes and fees for your situation, and check the seller identity for invoicing.

These rules serve ZenHost calculations. For fees and taxes on Airbnb or Booking.com listings, check and edit the settings on the relevant channel listing. Saving this card or sending rates is not proof of a channel fee update. Check the channel total to avoid counting an already included amount twice.
